Buy and Hold explained

A buy-and-hold investor earns in four ways: monthly rent after expenses, principal paid down by tenants over time, appreciation, and tax treatment such as depreciation. Evaluating a deal means estimating rent, vacancy, taxes, insurance, repairs, and management, then checking that the property produces positive cash flow after debt service. Metrics like cap rate, gross rent multiplier, and cash-on-cash return are the common screens. Holding also means ongoing responsibility: tenants, maintenance, capital repairs, and reserves for the day a roof or furnace fails.

For wholesalers, landlord buyers want properties that rent well more than ones with the biggest discount. They look for stable neighborhoods, manageable condition, and rent that comfortably covers costs. Their price ceiling comes from the income, not from the retail resale value, which is why a house that cannot rent for enough will not pencil out for them regardless of how cheap it looks. Dispo managers should have rent comps, lease status, and condition details ready, and acquisitions teams should note whether the property is occupied and by whom.

Common errors include underestimating vacancy and repairs, skipping reserves, and buying on appreciation hopes with weak cash flow. A tenant-occupied purchase brings its own questions: lease terms, deposits, and whether the tenant will stay, which the seller’s description may not capture. Management matters too; a self-managed property costs time, and a managed one costs a fee that belongs in the numbers. Buy and hold is slower than a flip and ties up capital, so the decision turns on goals and capacity, not just the deal.

Example

A landlord weighing a three-bedroom house in a steady rental neighborhood compares local rents, estimates taxes, insurance, repairs, and vacancy, and checks that the rent still covers the loan payment with room to spare. Before agreeing, the landlord asks the wholesaler for the lease and the tenant’s payment history.

Frequently Asked Questions

Buy and hold is the broad strategy of keeping a rental long term. BRRRR is a specific method within it that emphasizes buying distressed, renovating, then refinancing to recover capital and repeat. A buy-and-hold investor may buy a ready-to-rent property and never refinance for cash.
A property that rents reliably in a stable area, manageable repairs, rent that comfortably covers expenses and the loan, and clean title. They care more about income than resale spread, so rent comps, occupancy, and condition matter more than the headline discount.
Yes. An occupied rental means the buyer takes the property subject to the lease, and needs to review it, along with the deposit and payment history. Showings require proper notice to the tenant. Callers should record whether the home is occupied, by whom, and on what terms, because those facts affect value and timing.
Gross rent multiplier gives a quick first look, cap rate adds expenses and vacancy, and cash-on-cash return accounts for financing. None replaces a real budget with reserves for repairs. Use the fast numbers to decide what deserves attention, then confirm with detailed inputs.
