What Is a Withdrawn Listing?
Also known as: Withdrawn Status
Withdrawn is the MLS status for a listing the seller or agent pulls off the active market before the term ends and before any sale closes. Unlike an expired listing, which simply runs out of time, a withdrawal is a choice, often by a seller who is frustrated, resting, or planning to relist.

Withdrawn Listing explained
MLS status codes separate how a listing ends. Sold means a sale closed. Expired means the contracted term ran out. Cancelled generally means the listing agreement was terminated. Withdrawn means the listing was taken off the market during its term, often with the agreement still in force, and sometimes only for a pause before relisting. Sellers withdraw for varied reasons: repairs, a tenant problem, a round of showings that went nowhere, a price standoff, a personal event, or a change of agent.
Withdrawn listings produce a specific kind of phone call. The owner has already shown willingness to sell and has done the work of preparing the house, which most cold leads have not. A caller asks about the situation instead of the listing: what happened, whether the owner still wants to sell, and what would need to be different. The first screening question is whether a listing agreement is still active, because a seller bound to an agent may owe commission on a sale during the term, or during a protection period after it. Acquisitions should have that answer before discussing numbers.
Do not treat withdrawn as expired with a different label. An expired owner is free of contract; a withdrawn owner may not be. The reason for withdrawing can also hide a problem that killed the first attempt, such as a title defect, structural trouble, or a tenant who will not leave. And the house may be worth less than the seller believes, since the list price already failed to find a buyer. Ask what feedback came back from showings. Confirming the listing agreement before handoff is the kind of qualification a pay per qualified lead model such as VA Horizon’s depends on.
Example
A house that sat on the market for several months drops off the MLS one Friday with a withdrawn status. A caller reaches the owner the next week and learns she pulled it after a buyer’s financing fell through for the third time, though her agent’s contract still has six weeks left. Acquisitions asks her to confirm with her agent whether any commission would apply to a direct sale.
