As-Is Value explained
As-is value matters because sellers often compare your offer to what the property could sell for today without a full renovation. It is different from ARV, which assumes the property is repaired. Wholesalers use as-is value to understand seller expectations, investor risk, and whether a cash offer makes sense. In distressed properties, the as-is value may be far below retail because buyers must account for repairs, time, and uncertainty.
Example
A renovated comp supports a $280,000 ARV, but the subject needs major work. Its as-is value may be closer to investor pricing than retail pricing.
