A list of properties is useless if you cannot reach the owners. Skip tracing bridges that gap. Starting from an owner's name and property address, skip tracing services return likely phone numbers, mailing addresses, and sometimes email addresses by matching against public records, utility data, and other databases.
Wholesalers skip trace lists of absentee owners, high-equity owners, or pre-foreclosure owners before a cold calling or SMS campaign. Match rates and number quality vary by provider, so experienced operators treat skip-traced data as a starting point and let the dialer and callers quickly weed out wrong numbers.
