A tight comps radius usually gives a more reliable valuation because neighborhood differences can change value quickly. In dense urban areas, wholesalers may stay within a quarter mile. In suburban or rural markets, they may need to expand farther while paying attention to school zones, highways, property type, and buyer behavior. The radius is a starting point, not a substitute for judgment.

You start with sold renovated homes within half a mile. If there are not enough clean comps, you expand carefully while noting neighborhood differences.
