Life Event Triggers
Divorce, death of owner, and job relocation all create selling motivation that may not appear in distress data. Probate records identify inherited properties. Divorce filings may indicate forced sales. Employment data can signal relocations.
These signals are harder to acquire than distress lists but often indicate higher motivation and less competition. Probate leads in particular often convert at 2-3x the rate of standard distress lists because fewer investors target them - the data acquisition barrier creates competitive advantage.
Property Characteristics
Vacant properties, especially those vacant for 12+ months, suggest owner detachment. Out-of-state or out-of-country owners may be tired landlords. High equity combined with long ownership suggests potential estate planning motivation.
These characteristics stack. A vacant property with an out-of-state owner and high equity is more likely motivated than any single characteristic suggests.

Book a Real Estate Fit CallMarket Timing Signals
Expired listings indicate sellers who wanted to sell but could not at their price. High days-on-market suggests motivation to consider alternatives. Price reductions signal flexibility.
These signals are publicly available through MLS data or aggregators. They indicate motivation without the distress stigma. Expired listings are particularly valuable 30-60 days after expiration - long enough for frustration to build, but before the seller relists with another agent.
Stacking Indicators
Single indicators produce modest improvements over random calling. Stacking multiple indicators compounds the effect. Build lists that combine multiple signals: inherited + vacant + out-of-state, or expired + high DOM + price reduction.
The more indicators you stack, the smaller your list but the higher your conversion rate. Find the balance that works for your volume needs.
Data Acquisition
Some indicators are available from standard data providers (vacancy, ownership). Others require specialized sources (probate, divorce). Some require proprietary research (employment changes, life events).
Build relationships with data providers who offer the indicators most relevant to your market. Test new data sources with small batches before committing. County-level data access varies significantly - some counties provide digital records access while others require in-person research. Factor acquisition difficulty into your market selection decisions. The best data sources are often the ones your competitors have not discovered yet. Data acquisition is a competitive advantage in itself. Find better sources than your competitors use. Proprietary data access creates sustainable competitive advantage.
