Title Issues
Liens, judgments, unclear ownership, and probate complications kill deals at closing. Title searches early in the process identify issues before you invest time in dispo.
Do not assume clear title. Verify before committing. IRS liens, mechanics liens, HOA liens, and child support judgments all attach to property and must be resolved before transfer. Probate properties require proper court authorization, which takes time and has specific procedural requirements. Run title before you spend hours marketing a deal that can't close cleanly.
Seller Cold Feet
Sellers who sign contracts sometimes reconsider. Family pressure, better offers, or simple change of mind create fall-through risk.
Build rapport, set realistic expectations, and move quickly. Time is the enemy of deals. The longer a contract sits, the more opportunities for doubt to creep in. Keep sellers informed throughout the process - silence breeds second-guessing. If family members weren't involved in the initial decision, they often become obstacles later. Consider meeting with all decision-makers upfront, not just the person who answered the phone.

Book a Real Estate Fit CallBuyer Performance
Cash buyers who commit but cannot perform waste your time and damage seller relationships. Verify proof of funds and track record before relying on a buyer.
Your buyer list should be verified performers, not unproven prospects. Ask for recent proof of funds, not bank statements from six months ago. Check their closing history - have they actually closed deals in your market recently? A buyer list full of tire-kickers and aspiring investors creates false confidence. Build relationships with proven performers who close consistently, even if that list is smaller.
Unrealistic Pricing
Deals priced too tight do not leave room for buyer profit. Deals priced too loose leave money on the table. Accurate comps and repair estimates support realistic pricing.
Run your numbers carefully. Tight deals attract fewer buyers. Use actual sold comps, not listings. Get repair estimates from contractors who work with investors, not homeowner-focused companies. Include holding costs, transaction costs, and realistic profit margins in your ARV calculations. If experienced buyers consistently pass on your deals, your numbers are probably wrong.
Timeline Misalignment
Sellers who need to close in 7 days and buyers who need 30 create timeline conflicts. Understand both sides timeline requirements before matching.
Flexibility on closing date expands your buyer pool. Some sellers have firm deadlines - foreclosure auction dates, relocation requirements, or financial pressures. Others are flexible if the certainty is there. Map your buyer pool by closing speed capability. Some buyers can close in a week with cash; others need financing time even for investment properties. Match deal urgency to buyer capability.
