What Is Virtual Net Metering?

Credits from a single solar array can be divided among several electric meters under virtual net metering, a utility arrangement used for apartment buildings, shared properties, and some commercial sites. No wiring links the meters; the utility allocates the credits on paper according to an agreed split.

Virtual Net Metering explained

The host system’s output is metered at its own account, and the resulting credits are assigned, under a written allocation schedule, to participating meters whose bills drop by their assigned share. Rules specify which properties qualify, whether the meters must sit on the same parcel or on contiguous parcels, how often the split can be changed, and who administers it.

Sales interest comes from multifamily owners, property managers, farms with several meters, and associations with shared spaces. The decision maker is usually the property owner, not a tenant, and the pitch centers on allocation and tenant billing. The closer needs account numbers for every meter involved. Setters should capture whether the contact owns the building and roughly how many meters it has.

It is not community solar: virtual net metering usually involves meters on properties the host owns or controls, while community solar sells shares to the public. Tenant consent and landlord-tenant rules add steps, tenant billing rules vary, and availability is state-specific, with some utilities offering nothing like it. Promising a tenant a bill reduction before the owner has agreed to participate is a classic wasted appointment.

Why it matters when you're buying

Multi-meter properties are where one closer can move a large project, but only if the rep qualifies the right contact and understands that availability is state-specific. Asking up front who owns the building and how many meters it has separates a real commercial opportunity from a tenant hoping for a rooftop discount.

Frequently Asked Questions

Is virtual net metering the same as community solar?
They are close cousins, not twins. Virtual net metering shares one system’s credits among meters tied to the same owner or property arrangement, while community solar sells subscriptions to the public. The credit mechanics are similar, but participants, contracts, and rules usually differ.
Can renters benefit from virtual net metering?
Sometimes. If the building owner installs a system and allocates credits to tenant meters, tenants may see lower bills, but the owner must opt in and follow the program’s tenant rules. A renter cannot start the process alone, so the first call goes to the owner.
Which states allow virtual net metering?
Availability is set state by state and sometimes utility by utility, and several states have no equivalent at all. Ask the utility, or review its current tariff for the property’s territory, instead of assuming a program exists because one was mentioned in a proposal.
